How Often Should Commercial Floors Be Stripped and Waxed?

VCT floors are the workhorse surface of commercial buildings — and the most visible sign of whether a facility is being maintained. Here is a realistic strip-and-wax schedule, based on what foot traffic actually does to floor finish in Las Vegas buildings.

The short answer

Most commercial floors need a full strip and wax every 6 to 18 months. High-traffic retail, healthcare, and food-service floors run toward the short end; quieter offices can stretch longer. In between, scrub-and-recoat cycles and regular burnishing extend the life of the finish significantly — often doubling the time between full strips.

Why desert grit changes the math

Las Vegas adds a factor most maintenance schedules ignore: fine desert dust. It tracks in constantly, and underfoot it acts like sandpaper on floor finish. Buildings near construction, with heavy outdoor foot traffic, or with poor entry matting wear finish noticeably faster here than the national guidance assumes.

Signs you are due now

Dull traffic lanes that no longer respond to buffing, yellowed or ambering finish, visible scratches reaching the tile itself, and black heel marks that will not burnish out. Once wear reaches the tile, you are risking permanent damage — finish is much cheaper than floor replacement.
