Walk into any Vegas grocery store, clinic lobby, or back-of-house corridor and you’re probably standing on VCT — vinyl composition tile. It’s everywhere because it’s cheap to install and nearly indestructible if the finish on top of it is maintained. The tile itself almost never wears out. The wax does. Here’s how to read your floors and make the right call.
How to tell what your floor actually needs
Signs you only need a buff (spray-buff or burnish): the floor looks dull in traffic lanes but still shows depth when you look at it on an angle from a low light source, heel marks mop or buff out, and the finish is intact at the edges. Buffing re-melts and levels the top layer of finish — quick, cheap, no downtime.
Signs you need a scrub and recoat: traffic lanes stay gray after mopping, but the finish isn’t worn through to bare tile. A machine scrub strips the top dirty layer of finish and adds fresh coats on top — the best-value service on this list, because it resets the floor without the labor of a full strip.
Signs you need the full strip and wax: black marks that won’t come out, finish worn through to bare tile in lanes (bare VCT looks flat and chalky and absorbs water instead of beading), yellowed or peeling buildup at the edges, or years of recoats over trapped dirt. At that point, everything comes off — stripper, machine agitation, full neutralization — and 3–5 fresh coats go on.
A Vegas-specific warning: desert grit is sandpaper
Our monsoon season drops silt on every parking lot in the valley, and every shoe carries it inside. Grit is what actually grinds finish off VCT — which is why entry matting and consistent dust-mopping extend the life of a wax job more than any other habit. If your matting stops at one walk-off rug, your wax budget is paying for it.
What actually drives the cost
We won’t quote a per-square-foot number in a blog post, because honest floor care pricing depends on things a contractor can only see on a walkthrough: total square footage and how cut-up the space is, furniture and fixture moving, the condition of the existing buildup (one old coat strips fast; ten years of recoats doesn’t), after-hours access, and how many coats of finish the traffic level justifies.
